Winchester’s newer subdivisions are beautifully landscaped. Mature trees, ornamental shrubs, and green front yards give the neighborhoods a polished, established look. But underneath all that landscaping, something else is growing — and it is heading straight for your sewer line.

Tree roots are the single most common cause of sewer line damage in residential properties. They are drawn to the moisture and nutrients inside sewer pipes, and once they find a way in through a loose joint or hairline crack, they grow aggressively.

How Roots Get Into Your Sewer Line

Even in Winchester’s newer homes with PVC sewer pipe, roots can enter at joints where pipe sections connect. PVC is more resistant to root intrusion than older clay pipe, but no system is immune — especially when fast-growing species like eucalyptus, ficus, pepper trees, or even some palm varieties are planted within 15 to 20 feet of the sewer line.

Once inside the pipe, the root mass catches toilet paper, grease, and other waste flowing through the line. Over time, that tangled mass becomes a dam. Water flow slows, backups start, and eventually the line can become fully blocked.

Recognizing the Warning Signs

Tree root intrusion in a sewer line develops gradually, which means the symptoms start small and get worse:

Stage 1: Slow drains throughout the house. Not just one fixture — multiple drains are draining slower than they used to. This is often the earliest sign that something is partially blocking the main sewer line.

Stage 2: Gurgling and bubbling. You flush the toilet and hear gurgling from the shower drain. Or you run the washing machine and the toilet starts bubbling. That is air being displaced by water that cannot flow freely through the blocked sewer line.

Stage 3: Frequent backups. You are plunging the toilet more often than you used to. The shower backs up after a few minutes of use. A floor drain in the garage or laundry room has water sitting in it.

Stage 4: Full backup. Sewage comes up through the lowest drain in the house. At this point, you have a plumbing emergency that requires immediate professional attention.

How We Diagnose and Repair Root Damage

The first step is always a sewer camera inspection. The camera shows us exactly where the roots are, how extensive the intrusion is, and whether the pipe itself is damaged.

Based on what the camera reveals, the repair path is usually one of three options:

Hydro jetting. If the roots are moderate and the pipe is structurally sound, hydro jetting cuts through the root mass and blasts the debris out of the line. This is the fastest and least invasive option, and it works well for maintenance-level root problems.

Spot repair. If roots have cracked or collapsed a specific section of pipe, we can excavate and replace just that section. This is more involved than hydro jetting but far less costly than replacing the entire line.

Full line replacement. For severe or widespread damage, replacing the sewer line with new PVC pipe is the permanent fix. Modern PVC is resistant to root intrusion and has a lifespan of 50-plus years.
